The GHAR 2019 membership renewal is due on January 1, 2019. Please make your payment via the "My Outstanding Invoices" link in Internet Member Services. Instructions are on your individual bill.

If you have not completed the requirement, your membership and key service will be suspended. If you are unsure, please check at: http://ims.gharonline.com. If you have taken it through another school, please email us your certificate so we can update our records. 

GHAR New Member Scholarship Recipient
The Bridge Committee of GHAR is proud to present Jenny Bermudez with the New Member Scholarship award!
In an effort to ease the financial burden of a new REALTOR® member just starting in the business, the GHAR Bridge Committee Scholarship was created. This is a one-time reimbursement of REALTOR® fees paid (exclusive of licensing) is awarded to a newly licensed agent within 6 months to 2 years of application. Jenny Bermudez was recognized at our recent Holiday & Volunteer Appreciation Party. Congratulations!

FHA Loan Limits Increased For 2019 
The Federal Housing Administration published its 2019 loan limits Dec. 14th. Most areas in the country will see an increase. No jurisdiction will see a decrease from 2018 levels. The loan limit for lower-cost areas will be $314,827, or 65 percent of the national conforming loan limit of $484,350. In high-cost areas, the limit will be $726,525.
Any request for a change to high-cost-area loan limits must comply with guidance in HUD Handbook 4000.1, Section II.A.2.a.ii (A). Requests must be received by FHA's Santa Ana Homeownership Center no later than January 14. Any changes in area loan limits because of an appeal will be in effect retroactively for case numbers assigned on or after January 1.
Government Shutdown Impacting Flood Insurance
FEMA issued a new opinion disallowing new or renewal flood insurance policies during the partial shutdown of the federal government. This action jeopardizes tens of thousands of home sales across the country. NAR is communicating with Congress and FEMA in the hopes of remedying the situation. More information...
How You Can Assist / From NAR
FEMA made the announcement under the Antideficiency Act, which generally prohibits federal spending in excess or advance of appropriations, except in cases of "emergencies involving ... protection of property." 
FEMA has asked NAR for any property sales data that would justify an exception to the Antideficiency Act and allow NFIP to resume selling flood insurance policies. NAR has provided research confirming 40,000 home sales are at stake each month NFIP cannot write policies, and will be following up with additional data.
In the meantime, if you or one of your agents has a transaction in process requiring the purchase of flood insurance, please contact Joe Ventrone at NAR ASAP so this information can be compiled and shared with FEMA and Congress.
