National Association of REALTORS® (NAR) has modified Standard of Practice 1-7 to include "Upon the written request of a cooperating broker who submits an offer to the listing broker, the listing broker shall provide a written affirmation to the cooperating broker stating that the offer has been submitted to the seller/landlord, or a written notification that the seller/ landlord has waived the obligation to have the offer presented." NAR defines broker as a "real estate licensee (including brokers and sales associates) acting as an agent or in a legally recognized non-agency capacity".
While a written affirmation could be in the form of an email, GHAR has also created a form just for this purpose. This form does NOT NEED to be signed every time an offer is submitted. It is only required if requested by the cooperating broker/agent. Additionally, the Code of Ethics only requires that the listing broker/agent provide the written affirmation, therefore this form does not need to be signed by the seller.
