GHAR REALTOR® of the Year: Carl Lantz
GHAR is proud to present Carl Lantz, of Re/Max Premier, as the 2019 GHAR REALTOR® of the Year, the highest honor bestowed upon a REALTOR® by their peers at the local level!!!
This award is given to one REALTOR® who has displayed outstanding volunteer leadership service and contribution to the real estate industry and the REALTOR® organization. Since 2005, Carl has served on numerous boards and committees on the local, state, and national level, including President of GHAR in 2017. He is also the Region 3 Vice President for the CT Association of REALTORS® and has been a director since 2007. He continually puts the REALTOR brand first, is an active member of the West Hartford community, as well as a strong advocate for the real estate industry and homeowner rights.
Selection is based on the applicant's activities in local, state and national REALTOR® associations (50%), REALTOR® professionalism (30%), and business accomplishments (15%) and activity in civic affairs (5%).
CTR will recognize Carl's achievement at the CTR Leadership Conference and he will be formally recognized at GHAR's Holiday & Volunteer Appreciation Party in December.

Commercial and Investment Real Estate Certification
Thursday, September 12, 13, and 20th | GHAR
This extensive program teaches the foundations needed to provide commercial and investment real estate brokerage services. This program includes topics from all of my courses and new material. Instructor Ed Smith, 9 CE Credits

Successful completion of 22.5 hours of instruction (three 7.5 hour courses), is required for certification. Graduates receive a Certificate of Completion and will be recognized as “Commercial and Investment Real Estate Certified” (CIREC) agents.

Additional candidates for the officers and directorships to be filled may be nominated by a petition signed by at least 1% of the REALTOR® members. The petition must be filed at GHAR at least thirty (30) days before the election (September 17th), and the Association shall send notice of such additional nomination to members eligible to vote before the election. The official election meeting will be held on Thursday, October 17th at 10:00am at The River in Wethersfield. Only REALTOR® members in good standing of GHAR are eligible to vote. Members are urged to vote online starting on September 18th. Requests for a petition form may be made by contacting Shelley Devanney or call 860.561.1800 ext. 1009.

Scholarship Opportunity $$$ for New GHAR Members
In an effort to ease the financial burden of a new REALTOR® member just starting in the business, the GHAR Bridge Committee has created the New GHAR Member Scholarship. Scholarships are based on a one-time reimbursement of REALTOR® fees paid (exclusive of licensing) and will be awarded to a newly licensed agent within 6 months to 2 years of application. To be considered, please submit the following information and documentation when applying. Deadline to apply is October 1st.
The platform now allows REALTORS® to analyze and search for properties within 8,700 Opportunity Zones (OZ) across the nation.
Through RPR, search a geographic area and choose to display the Opportunity Zones layer, which will then reveal shaded areas that qualify. Then analyze all properties that fall in the Opportunity Zone, review economic and demographic statistics for the area, and create reports for investors. **Reach out to residents and business owners in the area about selling advantages through RPR's recently launched Mailing Labels feature!
When showing property, keep all members of the group together. You don’t want to put yourself at risk by allowing your buyer to enter a room unattended. Go over a few ground rules before showing buyers a home. For instance, tell them it's best to let you turn the lights on and off and that you'll be checking all doors before you leave to make sure everything is locked. Don’t leave it up to the buyers and risk that they may turn off the furnace by accident in the dead of winter because they thought that was a “light switch”. There is no harm in reminding buyers that this is someone else's home (even if it may be vacant.)
