The following changes have been made:

  • Paragraph 4 was revised to include extra space to explain how the percentage of the rent is to be paid.
  • Added the bold legal compensation notice and the statement regarding broker’s lien rights.

4. Landlord hereby agrees to pay Tenant’s Brokerage a fee of $____________or _____% of the total rent to be paid over the term of the lease or ________________________________________________ if Tenant leases the property or Tenant enters into an agreement with Landlord to exchange, lease, or trade the property, or for an option to purchase the property and all material conditions have been satisfied under such agreement.

5. If such transaction occurs, Landlord agrees to pay Tenant’s Brokerage, upon execution of the lease, the fee provided in this agreement.

NOTICE: THE AMOUNT OR RATE OF REAL ESTATE BROKER COMPENSATION IS NOT FIXED BY LAW. IT IS SET BY EACH BROKER INDIVIDUALLY AND MAY BE NEGOTIABLE BETWEEN YOU AND THE BROKER.
There is no customary or industry standard real estate broker fee or compensation.

THE REAL ESTATE BROKER MAY BE ENTITLED TO CERTAIN LIEN RIGHTS PURSUANT TO SECTION 20-325a OF THE CONNECTICUT GENERAL STATUTES.
