Median Sales Price of Single-Family Homes in Greater Hartford Rise Nearly 10 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford rose 9.8 percent (from $383,727 to $421,500), when compared to April of last year. Closed sales decreased 1.7 percent (from 350 to 344) and pending sales dipped 1.4 percent (from 435 to 429). Housing inventory decreased 4.5 percent (from 621 to 593) and new listings also decreased 9.2 percent (from 588 to 534). The average days on market until sale decreased 10.5 percent (from 19 to 17 days), over April of 2024.

Median Sales Price of Single-Family Homes in Greater Hartford Increased 7 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford rose 5.6 percent (from $370,000 to $396,250), when compared to March of last year. Closed sales decreased 4.8 percent (from 290 to 276) and pending sales increased 4.9 percent (from 347 to 364). Housing inventory increased 2.9 percent (from 514 to 529) and new listings also increased 15.6 percent (from 398 to 460). The average days on market until sale decreased 10.3 percent (from 29 to 26 days), over March of 2024.

Closed Sales of Single-Family Homes in Greater Hartford Increased 3 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), closed sales of single-family homes in Greater Hartford increased 2.9 percent (from 241 to 248) when compared to February of last year. Pending sales also increased 16.2 percent (from 272 to 316) and the median sales price rose 5.6 percent (from $360,000 to $380,000). Housing inventory decreased 7.9 percent (from 505 to 465) and new listings dropped 12.6 percent (from 349 to 305). The average days on market until sale decreased 18.2 percent (from 33 to 27 days), over February of 2024.

Inventory of Single-Family Homes in Greater Hartford Rises Nearly 9 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), inventory of single-family homes in Greater Hartford increased 8.8 percent (from 468 to 509), when compared to January of 2024. The median sales price rose 11.1 percent (from $334,950 to $372,000) and new listings increased 8.6 percent (from 292 to 317). Closed sales increased 3.1 percent (from 290 to 299) and pending sales also increased 9.0 percent (from 289 to 315). The average days on market until sale decreased 29.7 percent (from 37 to 26 days), over this same period.

Inventory of Single-Family Homes in Greater Hartford Increases 4 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), inventory of single-family homes in Greater Hartford increased 4.2 percent (from 519 to 541) over December of last year. Closed sales dropped 2.6 percent (from 425 to 414) and pending sales increased 5.1 percent (from 312 to 328). The median sales price rose 6.9 percent (from $360,000 to $385,000). New listings increased 23.4 percent (from 205 to 253) and the average days on market until sale decreased 10.7 percent (from 28 to 25 days) during this same December year-over-year timeframe.

Closed Sales of Single-Family Homes in Greater Hartford Rise 8 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), closed sales single-family homes in Greater Hartford increased 8.4 percent (from 383 to 415), when compared to November of last year. Pending sales increased 2.1 percent (from 387 to 395) and the median sales price rose 3.6 percent ($364,000 to $377,000). New listings declined 8.2 percent (from 401 to 368) and inventory increased 0.1 percent (from 686 to 687) over the same time frame. The average days on market until sale decreased 17.4 percent (from 23 to 19 days).

Inventory of Single-Family Homes in Greater Hartford Up Nearly 8 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), inventory of single-family homes in Greater Hartford increased 7.7 percent (from 729 to 785) when compared to October of last year. The median sales price rose 2.7 percent ($375,000 to $385,000) and new listings increased 13.4 percent (from 476 to 540). Closed sales dropped 6.0 percent (from 435 to 409) and pending sales increased 6.4 percent (from 438 to 466) from October of 2023 to October of 2024. The average days on market until sale decreased 9.1 percent (from 22 to 20 days), over the same timeframe.

REALTORS® Raise $3200 for Rebuilding Together Hartford

The Greater Hartford Association of REALTORS® (GHAR) Foundation, event sponsors, and attendees raised $3200 for Rebuilding Together Hartford. Donations were made through a Comedy Night Fundraiser on September 5th at Warehouse 635 in West Hartford. Rebuilding Together Hartford is a nonprofit dedicated to helping low-income homeowners through home renovation and repair. Their vision is to provide safe homes and communities for everyone.

Closed Sales of Single-Family Homes in Greater Hartford Down 4 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), closed sales of single-family homes in Greater Hartford dropped 3.8 percent (from 442 to 425) from September of 2023 to September of 2024. Pending sales also declined 3.4 percent (from 417 to 403) and inventory dropped 1.3 percent (from 773 to 763). New listings increased 5.8 percent (from 504 to 533) and the median sales price rose 7.6 percent ($376,000 to $405,000). The average days on market until sale decreased 14.3 percent (from 21 to 18 days), when compared to September of last year.
