Condominium/Townhouse Sales in Greater Hartford Increase 33 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), condominium closed sales increased 33.3 percent (from 69 to 92) and pending sales increased 17.8 percent (from 90 to 106) over February of last year. Condo inventory increased 24.1 percent (from 133 to 165) and the average days on market increased 12.5 percent (from 24 to 27). The median sales price increased 3.6 percent (from $241,500 to $250,250) and new listings increased 20.9 percent (from 110 to 133), during this same month last year.

Closed Sales of Single-Family Homes in Greater Hartford Down 10 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), closed sales of single-family homes in greater Hartford decreased 10.3 percent (from 321 to 288), when compared to January of last year. The median sales price rose 5.3 percent (from $318,000 to $335,000) and inventory dropped 24.1 percent (from 598 to 454). New listings decreased 5.8 percent (from 313 to 295) and pending sales decreased 1.6 percent (from 310 to 305). The average days on market until sale increased 12.9 percent (from 31 to 35 days) from January of 2023.

Median Sales Price of Single-Family Homes in Greater Hartford Increases 19 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in greater Hartford rose 18.8 percent (from $303,000 to $360,000) over December of 2022. Inventory dropped 24.8 percent (from 653 to 491) and new listings increased 2.5 percent (from 202 to 207). Pending sales decreased 3.0 percent (from 336 to 326) and closed sales remained unchanged, when compared to December of last year (423 sales). The average days on market until sale increased 8.3 percent (from 24 to 26 days) from this same month, last year.

Pending Sales of Single-Family Homes in Greater Hartford Up 7 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), pending sales of single-family homes in greater Hartford increased 6.6 percent (from 376 to 401), when compared to November of last year. The median sales price rose 13.1 percent (from $325,000 to $367,500) and inventory dropped 25.0 percent (from 880 to 660), Closed sales decreased 9.1 percent (from 418 to 380) and new listings increased 11.9 percent (from 360 to 403). The average days on market until sale decreased 19.2 percent (from 26 to 21 days) from this same month, last year.

Median Sales Price of Single-Family Homes in Greater Hartford Up 15 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in greater Hartford increased 15.0 percent (from $326,000 to $375,000) when compared to October of last year. Inventory decreased 28.1 percent (from 981 to 705), Closed sales dropped 9.0 percent (from 477 to 434) and pending sales increased 0.4 percent (from 452 to 454). New listings decreased 11.8 percent (from 536 to 473) and the average days on market until sale decreased 28.6 percent (from 28 to 20 days) from this same month, last year.

Inventory of Single-Family Homes in Greater Hartford Down 23 Percent Median sales

According to the Greater Hartford Association of REALTORS® (GHAR), inventory of single-family homes in greater Hartford decreased 23.1 percent (from 977 to 751), when compared to September of last year. Closed sales dropped 28.1 percent (from 608 to 437) and pending sales decreased 15.6 percent (from 520 to 439). New listings decreased 5.6 percent (from 531 to 501) and the median sales price increased 10.9 percent (from $340,000 to $377,000). The average days on market until sale decreased 5.0 percent (from 20 to 19 days) from this same year over year timeframe.

Median Sales Price of Single-Family Homes in Greater Hartford Up 8 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford increased 8.4 percent (from $362,000 to $392,500), when compared to August of last year. Closed sales fell 17.3 percent (from 652 to 539) and pending sales decreased 17.3 percent (from 623 to 515). Inventory decreased 31.6 percent (from 1,069 to 731) and new listings decreased 14.4 percent (from 632 to 541). The average days on market until sale dropped 10.0 percent (from 20 to 18 days), during this same year over year timeframe.

Inventory of Single-Family Homes in Greater Hartford Down 35 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), inventory of single family homes in Greater Hartford decreased 35.0 percent (from 1157 to 752), when compared to July of last year. Closed sales fell 29.6 percent (from 638 to 449) and pending sales decreased 17.1 percent (from 572 to 474). The median sales price increased 3.7 percent (from $361,750 to $375,000) and new listings decreased 25.1 percent (from 686 to 514), when compared to July of last year. The average days on market until sale remained unchanged at 16 days during this same year over year timeframe.

GHAR's Stroll for Charity Raises over $3800

GHAR held a fundraiser on July 19th to raise funds for Mary’s Place, a non-profit in Windsor for grieving children and families. Event participants enjoyed great food and live music from three generous Middletown restaurants: Esca Wine Bar, La Boca Mexican Restaurant, and Mezzo Grill. The evening included prizes donated by sponsors and area businesses.
