Median Sales Price of Single-Family Homes in Greater Hartford Increases 15 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford rose 15.3 percent (from $360,000 to $415,000), when compared to April of last year. Closed sales decreased 6.0 percent (from 414 to 389) and pending sales increased 3.9 percent (from 466 to 484). New listings increased 5.4 percent (from 579 to 610) and inventory decreased 2.3 percent (from 694 to 789). The average days on market until sale decreased 18.2 percent (from 22 to 18 days), when compared to May of 2023.

Closed Sales of Single-Family Homes in Greater Hartford Increase 9 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), closed sales increased 9.4 percent (from 319 to 349) and pending sales of single-family homes in greater Hartford increased 17.0 percent (from 389 to 455), when compared to April of last year. The median sales price rose 15.8 percent (from $332,500 to $385,000). New listings increased 33.3 percent (from 438 to 584) and inventory fell 5.0 percent (from 616 to 585). The average days on market until sale decreased 26.9 percent (from 26 to 19 days), when compared to April of 2023.

Pending Sales of Single-Family Homes in Greater Hartford Increase 8 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), pending sales of single-family homes in greater Hartford increased 7.6 percent (from 340 to 366), when compared to March of last year. Closed sales decreased 7.2 percent (from 306 to 284) and the median sales price rose 13.1 percent (from $325,000 to $367,500). Inventory dropped 16.4 percent (from 590 to 493) and new listings decreased 8.1 percent (from 430 to 395). The average days on market until sale increased 115.2 percent (from 33 to 71 days), when compared to March of 2023.

Condominium/Townhouse Sales in Greater Hartford Increase 33 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), condominium closed sales increased 33.3 percent (from 69 to 92) and pending sales increased 17.8 percent (from 90 to 106) over February of last year. Condo inventory increased 24.1 percent (from 133 to 165) and the average days on market increased 12.5 percent (from 24 to 27). The median sales price increased 3.6 percent (from $241,500 to $250,250) and new listings increased 20.9 percent (from 110 to 133), during this same month last year.

Closed Sales of Single-Family Homes in Greater Hartford Down 10 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), closed sales of single-family homes in greater Hartford decreased 10.3 percent (from 321 to 288), when compared to January of last year. The median sales price rose 5.3 percent (from $318,000 to $335,000) and inventory dropped 24.1 percent (from 598 to 454). New listings decreased 5.8 percent (from 313 to 295) and pending sales decreased 1.6 percent (from 310 to 305). The average days on market until sale increased 12.9 percent (from 31 to 35 days) from January of 2023.

Median Sales Price of Single-Family Homes in Greater Hartford Increases 19 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in greater Hartford rose 18.8 percent (from $303,000 to $360,000) over December of 2022. Inventory dropped 24.8 percent (from 653 to 491) and new listings increased 2.5 percent (from 202 to 207). Pending sales decreased 3.0 percent (from 336 to 326) and closed sales remained unchanged, when compared to December of last year (423 sales). The average days on market until sale increased 8.3 percent (from 24 to 26 days) from this same month, last year.
