(Hartford, Conn., June 13, 2025) – According to the Greater Hartford Association of REALTORS® (GHAR), closed of single-family homes in Greater Hartford increased 9.2 percent (from 393 to 429), when compared to May of 2024. The median sales price increased 1.6 percent (from $413,500 to $420,000) and pending sales increased 2.8 percent (from 460 to 473). Housing inventory decreased 2.9 percent (from 714 to 693) and new listings were also down 0.5 percent (from 616 to 613). The average days on market until sale decreased 11.1 percent (from 18 to 16 days), over May of last year.
In year-to-date statistics, over May of last year, closed sales of single-family homes increased 2.2 percent (from 1564 to 1599). The median sales price of single-family homes rose 6.7 percent (from $375,000 to $400,000) and pending sales increased 2.2 percent (from 1803 to 1843). New listings remained unchanged at 2243 and the days on market decreased 15.4 percent (from 26 to 22) from the beginning of the year, when compared to last year.
Condominium closed sales in Greater Hartford decreased 4.5 percent (from 133 to 127) and the median sales price increased 2.1 percent (from $285,000 to $291,000), when compared to May of last year. Inventory increased 33.3 percent (from 150 to 200) and pending sales dropped 15.2 percent (from 138 to 117). New listings remained unchanged at 158 and days on market decreased 11.1 percent (from 18 to 16), compared to May of last year.
“It appears that our spring market is in full swing with the rise in sales,” said GHAR CEO, Holly Callanan. “The lack of housing inventory is likely why prices remain high.”
In the national outlook, Lawrence Yun, National Association of REALTORS® chief economist stated: "Home sales have been at 75% of normal or pre-pandemic activity for the past three years, even with seven million jobs added to the economy. Pent-up housing demand continues to grow, though not realized. Any meaningful decline in mortgage rates will help release this demand."
