(Hartford, Conn., August 18, 2025) – According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford increased 3.5 percent (from $425,000 to $440,000), over July of last year. Closed sales remained unchanged at 516 and pending sales decreased 2.0 percent (from 511 to 501). Housing inventory rose 3.3 percent (from 759 to 784) and new listings decreased 1.0 percent (from 589 to 583). The average days on market until sale dropped 18.8 percent (from 16 to 13 days), over July of 2024.
In year-to-date statistics, over July of last year, the median sales price of single-family homes rose 3.3 percent (from $400,000 to $413,000). Closed sales increased 1.5 percent (from 2583 to 2622) and pending sales increased 2.9 percent (from 2301 to 2367). New listings increased 0.9 percent (from 3424 to 3452) and the days on market decreased 18.2 percent (from 22 to 18) from the beginning of the year, when compared to last year.
Condominium closed sales in Greater Hartford increased 12.1 percent (from 124 to 139) and the median sales price increased 3.4 percent (from $293,000 to $303,000), when compared to July of last year. Inventory increased 43.0 percent (from 151 to 216) and pending sales increased 23.4 percent (from 124 to 153). New listings increased 21.0 percent (from 138 to 167) and days on market decreased 8.3 percent (from 12 to 11), compared to July of last year.

In the national outlook, Lawrence Yun, National Association of REALTORS® chief economist stated: "The record high median home price highlights how American homeowners' wealth continues to grow—a benefit of homeownership. The average homeowner's wealth has expanded by $140,900 over the past five years."
