Median sales price of single family homes up 7.9 percent

(Hartford, Conn., September 15, 2025) – According to the Greater Hartford Association of REALTORS® (GHAR), inventory of single-family homes in Greater Hartford increased 5.8 percent (from 726 to 766), when compared to August of 2024. The median sales price increased 7.9 percent (from $413,250 to $446,000) and new listings dipped 0.6 percent (from 513 to 510). Closed sales decreased 10.6 percent (from 566 to 506) and pending sales increased 1.3 percent (from 459 to 465). The average days on market until sale increased 33.3 percent (from 12 to 16 days), over August of 2024.

In year-to-date statistics, over August of last year, the median sales price of single-family homes rose 5.0 percent (from $400,000 to $420,000). Closed sales decreased 0.6 percent (from 3149 to 3130) and pending sales increased 0.3 percent (from 3271 to 3280). New listings increased 0.7 percent (from 3937 to 3964) and the days on market decreased 10.0 percent (from 20 to 18) from the beginning of the year, when compared to last year.

Over August of last year, condominium closed sales in Greater Hartford increased 13.9 percent (from 137 to 156) and pending sales increased 25.4 percent (from 114 to 143). The median sales price increased 1.5 percent (from $295,000 to $299,500) and inventory increased 38.6 percent (from 153 to 212). New listings increased 32.5 percent (from 123 to 163) and days on market decreased 6.7 percent (from 15 to 14), compared to August of last year.

“Home prices in Greater Hartford increased, even though more houses were for sale. That may mean buyers are competing for well-priced or move-in-ready homes, which would drive up prices,” said GHAR CEO, Holly Callanan.

In the national outlook, Lawrence Yun, National Association of REALTORS® chief economist stated: "The ever-so-slight improvement in housing affordability is inching up home sales. Wage growth is now comfortably outpacing home price growth, and buyers have more choices."
