(Hartford, Conn., October 15, 2025) – According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford increased 2.5 percent (from $405,000 to $415,000), when compared to September of 2024. Inventory decreased 2.8 percent (from 785 to 763) and new listings increased 1.1 percent (from 537 to 543). Closed sales dropped 3.7 percent (from 429 to 413) and pending sales increased 19.7 percent (from 386 to 462). The average days on market until sale increased 11.1 percent (from 18 to 20 days), over September of 2024.
In year-to-date statistics, when compared to September of last year, the median sales price of single-family homes rose 4.9 percent (from $400,000 to $419,500). Closed sales decreased 0.9 percent (from 3578 to 3546) and pending sales increased 1.9 percent (from 3657 to 3728). New listings increased 0.8 percent (from 4474 to 4509) and the days on market decreased 10.0 percent (from 20 to 18) from the beginning of the year, when compared to last year.
Over September of last year, condominium closed sales in Greater Hartford increased 13.0 percent (from 100 to 113) and pending sales increased 24.8 percent (from 101 to 126). The median sales price increased 5.3 percent (from $275,500 to $290,000) and inventory increased 4.5 percent (from 200 to 209). New listings decreased 23.0 percent (from 174 to 134) and days on market increased 7.1 percent (from 14 to 15 days), compared to September of last year.
“The uptick in prices and tightened inventory could mean multiple offers from buyers. It is critical to seek the advice from a knowledgeable Realtor in this market,” said GHAR CEO, Holly Callanan.
In the national outlook, Lawrence Yun, National Association of REALTORS® chief economist stated: "Home sales have been sluggish over the past few years due to elevated mortgage rates and limited inventory. However, mortgage rates are declining and more inventory is coming to the market, which should boost sales in the coming months."
