Hartford Area Ranked No. 1 on the Realtor.com® 2023 Forecast of Top Housing Markets

(Hartford, Conn., December 14, 2022) – Greater Hartford, the market area served by members of the Greater Hartford Association of REALTORS (GHAR), has been ranked No.1 on the Realtor.com® 2023 Top housing markets forecast. Market areas on the list were selected because they are not only poised to see the strongest combined growth in home sales and listing prices in the coming year, but up to this point they have seen lower price increases and a relatively smaller affordability crunch than other markets across the U.S.

8 Percent Increase in Median Sale Price of Single-Family Homes in Greater Hartford

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford increased 8.3 percent (from $300,000 to $325,000) over November of last year. Closed sales decreased 34.6 percent (from 635 to 415) and pending sales dropped 33.6 percent (from 593 to 394). Housing inventory decreased 24.2 percent (from 1094 to 829) and new listings fell 28.8 percent (from 507 to 361). The average days on market remained unchanged at 27 days, during this same year over year comparison.

27 Percent Drop in Inventory of Single-Family Homes in Greater Hartford

According to the Greater Hartford Association of REALTORS® (GHAR), housing inventory dropped 27.3 percent (from 1284 to 933) over October of last year. Closed sales decreased 25.0 percent (from 631 to 473) and pending sales decreased 27.2 percent (from 646 to 470). The median sales price of single-family homes in Greater Hartford increased 8.7 percent (from $300,000 to $326,000). New listings fell 20.1 percent (from 668 to 534) and the average days on market until sale remained unchanged at 28 days, during this same year over year timeframe.

13 Percent Rise in Median Sales Price of Single-Family Homes in Greater Hartford

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford increased 13.3 percent (from $300,000 to $340,000) over September of last year. Closed sales decreased 9.1 percent (from 667 to 606) and pending sales decreased 9.0 percent (from 603 to 549). Inventory dropped 34.1 percent (from 1389 to 915). New listings also fell 29.7 percent (from 762 to 536) and the average days on market until sale decreased 20.0 percent (from 25 to 20), during this same year over year timeframe.

REALTORS® Raise $4300 for Rebuilding Together Hartford

The Greater Hartford Association of REALTORS® (GHAR) Foundation, event sponsors and attendees raised $4300 for Rebuilding Together Hartford. Donations were made through a Comedy Night Fundraiser on September 1st at the Pond House Cafe in Elizabeth Park. Rebuilding Together Hartford is a nonprofit dedicated to helping low-income homeowners through home renovation and repair. Their vision is safe homes and communities for everyone.

25 Percent Decrease in Inventory of Single-Family Homes in Greater Hartford

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford increased 10.6 percent (from $330,000 to $365,000) over August of last year. Closed sales decreased 12.1 percent (from 729 to 641) and pending sales decreased 5.4 percent (from 698 to 660). Inventory dropped 25.2 percent (from 1348 to 1008). New listings fell 15.7 percent (from 757 to 638) and the average days on market until sale decreased 13.0 percent (from 23 to 20), during this same year over year timeframe.

10 Percent Increase in Median Sales Price of Single-Family Homes in Greater Hartford

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford increased 10.1 percent (from $330,000 to $363,375) over July of last year. Closed sales decreased 24.1 percent (from 827 to 628) and pending sales decreased 23.4 percent (from 786 to 685). Inventory dropped 23.5 percent (from 1413 to 1081). New listings fell 18.0 percent (from 835 to 685) and the average days on market until sale decreased 27.3 percent (from 22 to 16), during this same year over year timeframe.
