Closed Sales of Single-Family Homes in Greater Hartford Rise 8 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), closed sales single-family homes in Greater Hartford increased 8.4 percent (from 383 to 415), when compared to November of last year. Pending sales increased 2.1 percent (from 387 to 395) and the median sales price rose 3.6 percent ($364,000 to $377,000). New listings declined 8.2 percent (from 401 to 368) and inventory increased 0.1 percent (from 686 to 687) over the same time frame. The average days on market until sale decreased 17.4 percent (from 23 to 19 days).

Inventory of Single-Family Homes in Greater Hartford Up Nearly 8 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), inventory of single-family homes in Greater Hartford increased 7.7 percent (from 729 to 785) when compared to October of last year. The median sales price rose 2.7 percent ($375,000 to $385,000) and new listings increased 13.4 percent (from 476 to 540). Closed sales dropped 6.0 percent (from 435 to 409) and pending sales increased 6.4 percent (from 438 to 466) from October of 2023 to October of 2024. The average days on market until sale decreased 9.1 percent (from 22 to 20 days), over the same timeframe.

REALTORS® Raise $3200 for Rebuilding Together Hartford

The Greater Hartford Association of REALTORS® (GHAR) Foundation, event sponsors, and attendees raised $3200 for Rebuilding Together Hartford. Donations were made through a Comedy Night Fundraiser on September 5th at Warehouse 635 in West Hartford. Rebuilding Together Hartford is a nonprofit dedicated to helping low-income homeowners through home renovation and repair. Their vision is to provide safe homes and communities for everyone.

Closed Sales of Single-Family Homes in Greater Hartford Down 4 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), closed sales of single-family homes in Greater Hartford dropped 3.8 percent (from 442 to 425) from September of 2023 to September of 2024. Pending sales also declined 3.4 percent (from 417 to 403) and inventory dropped 1.3 percent (from 773 to 763). New listings increased 5.8 percent (from 504 to 533) and the median sales price rose 7.6 percent ($376,000 to $405,000). The average days on market until sale decreased 14.3 percent (from 21 to 18 days), when compared to September of last year.

Median Sales Price of Single-Family Homes in Greater Hartford Up 6 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford rose 6.1 percent (from $391,250 to $415,000) when compared to August of 2023. Closed sales increased 3.9 percent (from 540 to 561) and pending sales decreased 3.1 percent (from 490 to 475). Inventory decreased 8.3 percent (from 760 to 697) and new listings decreased 5.8 percent (from 536 to 505). The average days on market until sale decreased 25 percent (from 20 to 15 days), when compared to August of last year.

Closed Sales of Single-Family Homes in Greater Hartford Up 14 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), closed sales of single-family homes in Greater Hartford increased 13.8 percent (from 450 to 512), when compared to July of last year. Inventory decreased 6.8 percent (from 784 to 731) and pending sales increased 18 percent (from 450 to 531). The median sales price rose 13.3 percent (from $375,000 to $425,000) and new listings increased 12.9 percent (from 520 to 587). The average days on market until sale remained unchanged at 17 days, when compared to July of 2023.

REALTORS® Raise $5000 for The Network Against Domestic Abuse

The Greater Hartford Association of REALTORS® (GHAR) held a fundraiser on June 26th to raise funds for The Network, a non-profit that provides counseling, shelter and emergency care for victims of domestic abuse. Event participants enjoyed great food and beverages from three generous South Windsor restaurants: Burton's Grill, Red Heat, and Ted's Montana Grill. The evening included prizes donated by sponsors and area businesses.

Inventory of Single-Family Homes in Greater Hartford Decreases 9 Percent

According to the Greater Hartford Association of REALTORS® (GHAR), inventory of single-family homes in Greater Hartford decreased 9.4 percent (from 779 to 706), when compared to June of last year. The median sales price rose 13.1 percent (from $393,550 to $445,000). Closed sales decreased 2.6 percent (from 508 to 495) and pending sales increased 6.6 percent (from 484 to 516). New listings decreased 5.3 percent (from 623 to 590). The average days on market until sale decreased 40 percent (from 25 to 15 days), when compared to June of 2023.
