(Hartford, Conn., September 10, 2026) – According to the Greater Hartford Association of REALTORS® (GHAR), the median sales price of single-family homes in Greater Hartford increased 11.6 percent (from $440,000 to $491,000), when compared to August of last year. Closed sales dipped 5.5 percent (from 508 to 480) and pending sales decreased 1.3 percent (from 447 to 441). New listings increased 2.5 percent (from 513 to 526) and inventory rose 0.4 percent (from 778 to 781). The average days on market until sale increased 11.8 percent (from 17 to 19 days), over August of 2025.
In year-to-date statistics, when compared to August of last year, closed sales dropped 1.9 percent (from 3,133 to 3,072) and pending sales decreased 0.9 percent (from 3,248 to 3,219). The median sales price rose 7.2 percent (from $419,950 to $450,000). New listings increased 0.5 percent (from 3,957 to 3,975) and days on market increased 5.3 percent (from 19 to 20), from the beginning of the year, when compared to the same month last year.
The condominium market showed the median sales price dip 3.3 percent (from $300,000 to $290,000), when compared to August of last year. Pending sales decreased 2.9 percent (from 138 to 134) and closed sales decreased 22.2 percent (from 158 to 123). Inventory rose 9.3 percent (from 215 to 235) and new listings decreased 5.6 percent (from 161 to 152). Days on market until sale increased 21.4 percent (from 14 to 17 days), over August of 2025.

In the national outlook, Lawrence Yun, National Association of REALTORS® chief economist stated: “Mortgage rates and home sales move in opposite directions, so it's not surprising to see a mild dip in home buying activity due to high mortgage rates. Still, home prices are rising, and existing home sales are actually up 1.6% year-to-date through the first eight months of the year.”
